Building in London means building around what is already there
Most London projects start with an old building. A large share of the city’s homes went up before 1900, with further waves in the Edwardian years, the 1930s suburbs and the post-war estates. Each era was built differently, and each shows up in the price: shallow brick footings under a Victorian terrace, lath and plaster ceilings, 1930s semis on clay that moves with the seasons, flats where every structural change involves a freeholder.
That is why the work starts with quantity surveying rather than a guess. Measuring the building and the drawings first shows where the money will go before anyone commits to it, and it lets the risks that come with older London housing be named and priced rather than discovered halfway through.
What London adds to a project
- Conservation areas and Article 4 directions, common in inner boroughs, which shape materials, windows and roof changes.
- Party walls on almost every terrace and semi, so notices are part of the programme from the start.
- Tight access: skip and scaffold licences, parking suspensions and deliveries through the house.
- London clay, which affects foundation depth near trees and drains.
Those details sit behind every service we offer, from a loft conversion in a Victorian terrace to a full house extension on a 1930s semi. The full list is on the services page, and the home page explains how pricing and building fit together.

Clients across London value a price that holds
“Thought about every detail”
The wet room was planned around my mother’s wheelchair, from the door width to where the rails sit. She can use it on her own now.
Family member, accessible bathroom
“Clear valuations”
Monthly valuations were measured properly and explained line by line. Having the numbers checked independently made the whole job calmer.
Developer, refurbishment
“Straight answers”
Every question about the basement got a straight answer, including the ones about party walls and drainage we had not thought to ask.
Homeowner, basement
“Kitchen fitted properly”
Units level, worktop joints you can barely see, and the old boxing moved so the extractor could run straight out. Very happy with it.
Homeowner, kitchen
“Cost plan we could trust”
The cost plan broke every stage down so we knew what the extension would need before a single quote came in. No surprises at the final account.
Homeowner, extension
“Tidy and well organised”
The loft went in with the house still lived in. Dust sheets every day, the stairs finished before the steels were boxed in, and clear updates each Friday.
Homeowner, loft conversion

Questions about the areas we cover

Is every town on this page covered in the same way?
Yes. Every town listed gets the same service: a visit, a written price and, if you go ahead, the same site management and reporting. There is no separate team or price list for different parts of London.
My town is not on the list. Can you still help?
Probably. The list follows the larger places within about twenty miles of central London, so plenty of smaller neighbourhoods sit between them. Put your postcode in the Quick Quote form and we will confirm.
Do conservation areas change how you price a job?
They can. Materials, window styles and roof alterations are often controlled, and some boroughs have Article 4 directions that remove permitted development rights. The cost plan allows for the likely requirements, and the design is checked against them before work is priced in detail.
How do you handle parking and deliveries in inner London?
Access is looked at during the first visit. Skip and scaffold licences, parking bay suspensions and delivery timing all go into the preliminaries, so they are priced from the start rather than appearing later.
